Is it cheaper to rent from a private landlord than an agent in Swindon?
Sometimes. Landlords who let directly do not pay agent fees, so some pass the saving on in a lower rent. Agents cannot charge tenants fees in England either way, so the main difference is the rent and how the property is managed. Check the landlord carefully before paying anything.
How much deposit will I pay for a Swindon rental?
For most homes with an annual rent under £50,000, the deposit is capped at five weeks’ rent. On the Swindon average rent of £1,103 a month, that is about £1,270. A holding deposit to reserve a home is capped at one week’s rent and should be refunded or put towards the deposit.
Can a Swindon landlord refuse me because I have a pet?
Since 1 May 2026, you can ask in writing to keep a pet, and a landlord can only refuse with a good reason. They normally have four weeks to reply in writing. A blanket no-pets clause no longer applies, but the landlord can still require the pet to be suitable for the property.
How long does it take to find a private rental in Swindon?
Many people find a home in four to eight weeks, depending on budget, area and timing. Demand rises in late summer, when people move before the school year. Having your documents ready and being flexible on area can shorten the search.
