Serviced accommodation for portfolio landlords means running some homes for short and medium stays alongside long-term lets. It can spread risk and suit locations near hospitals and projects. Switch only when homes fall vacant naturally, check consents for each, and consider guaranteed rent to keep it hands-off.

Why do portfolio landlords add serviced accommodation?
Portfolio landlords add serviced accommodation to make better use of homes in strong working locations, and to reduce reliance on standard tenancies after the Renters’ Rights Act.
Spread risk
A mix of long lets and serviced homes balances income and effort.
Use strong locations
Homes near hospitals and projects can earn more as serviced accommodation.
Company leases
Guaranteed rent agreements are company lets rather than individual tenancies.
One operator, several homes
A single operator simplifies reporting and maintenance.

How do tax changes affect portfolio decisions?
From 6 April 2027, property income tax rates of 24%, 44% and 49% are due to apply in England, Wales and Northern Ireland. They follow the Autumn Budget on 28 October 2026 and are subject to legislation. Holiday let tax advantages ended in April 2025.

Frequently asked questions
Is serviced accommodation a good way to diversify a portfolio?
It can be, for homes in strong working locations. A mix of long-term lets and serviced homes spreads risk across different types of demand. Guaranteed rent can add serviced homes to a portfolio without the day-to-day management.
Can I convert several tenanted homes at once?
Only as they fall vacant naturally. Since 1 May 2026, you cannot end tenancies to convert homes to short stays, and using the sale or move-in grounds triggers a 12-month re-let ban that includes serviced accommodation.
Should I hold serviced accommodation in a limited company?
Ownership structure depends on your circumstances, including tax, finance and long-term plans. Company-held property is taxed differently from personally held property. Speak to an accountant before restructuring a portfolio.
Can one operator manage homes in different towns?
Yes, if the operator covers those areas. Esho Stays works across Gloucestershire, the Cotswolds, Coventry and Swindon, so a portfolio spread across those areas can be run with one point of contact.
