Airbnb property management means a company runs your short-let home for you: listing, pricing, guests, cleaning and maintenance. Most managers charge a share of booking income, often 15% to 30%. Others, including Esho Stays, rent the home under a company lease and pay you a fixed rent every month.
Independent guideEsho Stays is not affiliated with Airbnb. We use “Airbnb management” in this guide the way owners search for it, meaning the management of any short-let home.

What does an Airbnb property manager do?
An Airbnb property manager takes on the day-to-day work of running a short-let home, so you do not have to answer messages at midnight or arrange cleaners between stays.
Set-up and listing
Photography, listing copy, house rules and getting the home guest-ready.
Pricing and bookings
Setting nightly rates, minimum stays and managing the calendar across platforms.
Guests
Screening, check-in instructions, messages during the stay and reviews.
Cleaning and maintenance
Changeovers, linen, restocking and arranging repairs.
How do Airbnb management models compare?
There are two main models. With commission management, you keep the risk and reward and pay a share of income. With guaranteed rent, a company rents the home and pays you a fixed amount.
| Commission management | Guaranteed rent | |
|---|---|---|
| What you receive | Booking income less fees and costs | A fixed monthly rent |
| Empty nights | Your loss | The operator’s loss |
| Typical cost | Often 15% to 30% of bookings, plus cleaning | Built into the rent agreed |
| Who runs the home | The manager, on your behalf | The operator, as tenant |
| Best for | Owners happy with variable income | Owners who want certainty |
Commission ranges are indicative and vary by provider and area.

What rules apply to Airbnb homes in the UK?
Short-let homes in England must meet fire, gas and electrical safety rules, and owners need suitable insurance and permission from any mortgage lender or freeholder. A national registration scheme is expected from March 2027.
- Fire safety under the Regulatory Reform (Fire Safety) Order 2005, including a fire risk assessment
- Annual gas safety checks and safe electrics
- Holiday let or short-let insurance with public liability cover
- Planning permission if your council says the use needs it
- In London, a 90-night yearly limit for whole-home lets without planning permission

Tips for owners considering Airbnb management

Compare net income, not headline feesA lower commission can cost more if cleaning is marked up or extras are added.
Location drives bookingsHomes near hospitals, business parks and transport links attract steady mid-term guests.
Frequently asked questions
How much does Airbnb property management cost in the UK?
Commission-based Airbnb management in the UK often costs 15% to 30% of booking income, depending on the service level and area. Cleaning, linen and set-up are often charged on top. Guaranteed rent works differently, with no commission, as the operator pays you a fixed rent and keeps any surplus.
Is Airbnb property management worth it?
It is worth it if you do not have time to run the home yourself, or live too far away to handle changeovers and problems. A good manager can also improve pricing and reviews. Compare your likely net income after fees with what you would earn self-managing or on a long-term let.
Do I need permission to let my home on Airbnb?
You may need consent from your mortgage lender, your freeholder if the property is leasehold, and your insurer. Your council decides whether planning permission is needed. In London, whole-home lets over 90 nights a year need planning permission.
