Long-term contractor accommodation works best as one serviced home booked for the whole project, with bills, Wi-Fi and regular cleaning included. It avoids a tenancy, a deposit and setting up utilities. Esho Stays takes bookings from a few weeks to several months, and longer stays usually get a better weekly or monthly rate.

How long can you book long-term contractor accommodation?
You can book long-term contractor accommodation with Esho Stays for anything from a few weeks to several months. Most project bookings with us run between one and six months, and we fit the dates around the programme rather than a fixed term.
The useful part for site managers is flexibility. Programmes slip, phases get added and crews change size. A serviced booking can usually be extended if the home is free, or moved to a larger home nearby when the crew grows.
If you know the job will overrun, tell us as early as possible. The earlier we know, the more likely we can hold the same home without a break.
How much does long-term contractor accommodation cost per month?
Long-term contractor accommodation with Esho Stays costs from about £2,400 a month for a one-bedroom home to about £5,850 a month for our largest houses, at starting rates. Bookings of a month or more usually qualify for a better rate, which we quote on request.
| Esho Stays home | Bedrooms | From / night | 30 nights at starting rate | Per bed, 30 nights |
|---|---|---|---|---|
| 1-bed annex, Gloucester | 1 | £80 | £2,400 | £1,200 |
| 2-bed refurbished apartment, Gloucester | 2 | £120 | £3,600 | £1,200 |
| 3-bed house, Coventry | 3 | £120 | £3,600 | £600 |
| 5-bed en-suite house, Coventry | 5 | £160 | £4,800 | £960 |
| 5-bed house, Cirencester | 5 | £195 | £5,850 | £836 |

Is serviced accommodation better than renting a house for contractors?
Serviced accommodation is better than renting a house for most contract jobs under a year. A rented house needs a tenancy, a deposit and utility accounts, and it comes unfurnished or part-furnished more often than not.
| Item | Renting a house on a tenancy | Serviced contractor home |
|---|---|---|
| Deposit | Up to 5 weeks’ rent, held in a scheme | No tenancy deposit |
| Paperwork | Referencing, tenancy agreement, inventory | Booking confirmation and rental agreement |
| Ending early | Two months’ notice from the tenant | Set by the booking terms, agreed up front |
| Bills | Energy, water, council tax and broadband set up by you | All included |
| Furniture | Often unfurnished | Fully furnished, with kitchen kit and linen |
| Cleaning | Your responsibility | Weekly or fortnightly |
Tenancy rules for England. Deposit cap from the Tenant Fees Act 2019 guidance. Since 1 May 2026, the Renters’ Rights Act means most tenancies are periodic, and tenants give two months’ notice to leave.
Renting can still make sense for a single person on a contract of 12 months or more, in a town where they want to settle. For crews, the admin of a tenancy rarely pays off.
What is it like living in contractor accommodation for months?
Living in contractor accommodation for months works when the home has space to switch off, a proper kitchen and laundry, and a reliable person to call when something breaks.

On a long stay, laundry at home saves hours each week. Photo from Pexels.
- Separate bedrooms, so nobody shares a room for three months
- A full kitchen, which saves money on food every week
- A washing machine in every home, for work clothes and hi-vis
- Weekly or fortnightly cleaning, with fresh linen and towels
- Fast Wi-Fi and smart TVs for evenings and video calls home
- WhatsApp support during the stay, without a call centre
Tips for booking a long contractor stay
Plan the Christmas shutdown earlyMany sites close for about two weeks over Christmas. Tell us in the autumn whether the crew will go home, so we can agree how those dates are handled.
Ask for the long-stay rate in writingStarting rates on the website are for short stays. Ask for a written weekly or monthly price for the full project.
Keep one home per teamCrews settle better with the same address for the whole job. Moving every few weeks costs a working day each time.
Check the tax position on very long jobsIf a contract may run past 24 months, read our guide to contractor accommodation expenses before you plan the budget.

Frequently asked questions
Do you offer monthly rates for contractors?
Yes. Esho Stays offers lower rates for longer bookings, agreed case by case. The rates on our website are starting nightly prices, so ask us for a written weekly or monthly quote for your dates, crew size and town before you book.
Can we extend a long stay if the project overruns?
Usually yes, if the home is free for the extra dates. Tell us as soon as you expect an overrun, because the earlier we know, the more likely we can keep you in the same home. If it is already booked, we will offer the nearest suitable alternative.
How often are long-stay homes cleaned?
Long-stay homes are cleaned weekly or fortnightly, with fresh linen and towels. We agree the cleaning pattern when you book, so it suits your shift pattern. Every home is also professionally cleaned between bookings, so the crew arrives to a clean house with made beds.
Who do we call if something breaks during a long stay?
Call or message our team on WhatsApp. We handle repairs and replacements directly, with no call centre or ticket portal. On the first night, our No Fuss First Night Guarantee also means we refund that night if the cleanliness, heating or Wi-Fi is not as promised.
